Questions to Ask a Commercial Roofing Contractor

Before hiring a commercial roofing company or contractor for roofing in Chicago, there are certain questions you need to ask. You want to make sure you’re getting the right professional for the job. A poor job can mean leaks and costly repairs in the future, which means more money and time spent. Here are some questions to ask a commercial roofing contractor before you accept his or her proposal.

1. What is your full company name and physical address?

Inquire about the roofing contractor’s full name and their address. If they use a Post Office box, whether in Chicago or any other area, ask for the physical location in Chicago, IL. A roofing company or contractor that does not maintain a physical location in the Chicago area is a cause for concern, and you should move on.

2. How Long Have You Been in Business?

Keep in mind that, because a roofer is new in business does not mean that the contractor is substandard, but in the roofing business, longevity is considered a good indicator of quality and reliability. A company cannot stay in business for many years, unless it establishes a strong and loyal customer base.

3. Is the company licensed, bonded and insured?

Ask if the company is properly licensed to provide roofing in Chicago — then as the contractor to show proof. Hiring a contractor without checking this important piece of information can be a great mistake.

Ask if the company is bonded and what the bonding capacity is as well as the percentage of construction cost for the bond. If the contractor says the company is bonded, make them prove it.

A roofing contractor that provides roofing in Chicago should have commercial liability insurance in order to protect customers from unforeseen events that can arise during the project. Ask to see a certificate of insurance or a copy of the contractor’s policy and verify that the policy is still in force.

To protect yourself, be sure that the contractor you hire insures each worker that will be providing service on your property.

4. Do you belong to any trade association?

Find out what trade and professional associations the commercial roofing contractor belongs to. Reputable roofing companies often hold industry memberships and affiliations. These could be industry-specific, such as roofing contractor boards, or they could be in related industries. Memberships and affiliations in a variety of associations indicates the roofing contractor’s commitment to their customer’s needs.
